RV Garage Addition (Don't have or want an RV)

He convinced me to build the gable ends on the ground rather than in place because he knew a builder that had a boom truck that was willing to help out. He came by to check it out and determined that this was beyond the capacity of his equipment. So Paul called another friend of ours, builder who also owns the local brewery https://www.smeltertownbrewery.com/ .
He had just finished using his telehandler, said come get it right now at the Cottonwood airport.

Rigged up a ramp with a rope and pulleys to make it easier to get the foil backed osb up to the roof

Played plumber for a bit and extended the footing drain.
And rather than try to tie into the indoor already full 200 amp sub-panel, I used the 1" conduit from the meter panel to the well which now only contained 3 #12 wires for the greenhouse after I moved the well controller into the house. Only needed a 12' trench.

The roofer that did the house was too busy to take any more jobs for the foreseeable future so I got a guy that Paul recommended. He got it done pretty quickly despite getting rained out a couple days

It's really coming together. 👍👍👍
Btw, how far are you from the Verde? It would be nice to throw a line in every now and then!

Next was the siding to finish up the exterior

I'll add that mom and dad used to live up there and dad retired from CTI so I have spent a lot of time up there!

We're right about 2 miles from the river. I've taken the grandkids to a couple spots there but no luck. They prefer Dead Horse Ranch state park, almost always catch something there.

We love it here. Usually about 10 degrees cooler than down by Phoenix, so yeah, still kinda hot in the summer, but not cold enough in the winter for the occasional snow to stick around more than a day or two.
Half hour to Sedona, surrounded by Prescott and Coconino national forests, and all sorts of great stuff along the Verde.

The former side window was relocated and opening enlarged for a doorway

Installed the garage door. First four panels were easy, but the window panel was heavier so I improvised.

I'm a little surprised that with that door height that you didn't go with a roll-up?

I wanted to match the existing door, including the high R- value and insulated glass

Did some electrical and plumbing

John you’re an animal!

You’ve inspired me to start a thread on the barn that we’ve been building for over two years now!

You inspired me to do the metal ceiling in mine, best idea ever! Haven't done the disco light yet, but I am thinking about it.
And I think you were one of the guys that helped convince me to go bigger than I originally planned too.

When I built the house, HVAC was one of the few things I hired someone else to do, and the only thing I regretted having someone else do.
They thought I needed a 24k mini split for the lower level. Disconnected it to do the garage and went through a winter and most of a summer without it, no problem. Late summer I took one of the 7!!! ducts to our great room and turned it down to the lower level shop area which made it almost too cold down there.
So the mini split got relocated to the garage. It kept it cool even without any ceiling insulation.
The reason I had no ceiling insulation was because of a months long delay in trying to get a fire sprinkler company to extend the house system out there.
The company that did the house flat out told me they weren't interested, and none of the other local companies would even call me back.

The residential fire sprinkler thing is a big racket and a prime example of government overreaching. We are in an area which gets wildfires, so the fire districts have been given plenty of funding, and power. It almost makes sense to have a system in my house next to the national forest a half mile from the town water system, but it's ridiculous in a subdivision with only a few trees and fire hydrants everywhere. Oh yeah, I save $6 a year on my homeowners insurance so it will pay for itself in 1200 years or so.

After several polite but cleary fed up emails to the new fire inspector, I think he contacted a couple of the local companies because two of them did finally get back to me.

I had read most of pertinent parts of NFPA 13 in a fruitless attempt to get them to let me design and install it myself, and did a layout which I didn't share with the company that did it. They put all 9 heads within inches of my layout.
