Off Topic... Building a shed

I am looking to build a shed this summer in Jefco/Lakewood and it appears I will need some kind of permit... I figured some of you may be familiar with Colorado/County laws.

This is what I've found: "if less than 200 square feet and less than 14 feet to the peak, a miscellaneous permit is needed". Larger then that, a building permit is needed.

I was thinking of something about 10'x15' built on its own deck with poured footings rather then a slab. The area I want to put the shed is sloping so this seems best to me.

Anyone know the process for approval or if I even need to bother with it?

Also, anyone have a good source for plans? Typically I would just draw something up to plan out measurements/general design but it sounds like they may want more then that.

I'm not familiar with Lakewood's codes. In Wheat Ridge you can build anything under 140 sq. ft and less than 14 ft tall without a permit.

I've looked at it a bunch, and for the money a pre-fab shed comes out on top more than half the time. Plus they know what permits (if any) are required.

Thanks guys. I did look at the pre-fab ones but don't really want plastic or metal. Anyone have a source for some good looking wood or composite options?

What constitutes temp/moveable? If I set the deck/shed on cement footings rather then footings in cement, is it then temp? Technically I could then have me and 5 buddies toss it on a trailer and drive off without any change to the shed.

In Lakewood you do not need a permit for a shed up to 120 sqft. Sounds like you were looking at Jeffco's codes....are you managed by Lakewood or unincorporated Jeffco?

If you are unsure you can look it up on their website. If your address pops up you are bond by that AHJ's codes.

Lakewood doesn't have an online address lookup, but here is their zoning map:

Thanks for that. It looks to me like I fall into the PD/R-1-6 area just north of Jewel and East of Alameda. I'll have to look up what that means. Didn't think to check Lakewood vs the County.

I built this one from a home depot kit. Extremely happy with it, but I did make a few minor structural improvements. It's a 10x10.

No permit in the City of Littleton required (surprising) as long as it didn't exceed 12x12 and had to be a minimum number of feet from the house.

I had Kenny's Concrete pour my RV pad/driveway extension prior to this. When I called him about pouring the slab for this, he told me "If you set the forms and re-bar, I'll send you free concrete. I've always got extra, and it costs me to dump the stuff so just call me when you're ready." I did just that. Kenny showed up with 2 guys and wheelbarrows. Poured it and showed me how to use the finishing tools, left the tools with me and when he came back for the tools, he inspected my work. Awesome guy.

Built it about 10 years ago....... I believe I paid the same price too.

Nevermind the weeds and the gap under the slab....... I never got around to setting the timbers on that side....... :looney:

That looks like a pretty nice one! Thanks Troy. I mainly want to get my mower and yard tools out of the garage. Space for my motorcycle from time to time would be very nice as well.

Seems like it should fit and the price seems right. And the concrete pad deal seems killer! I'll have to figure out how to get that to work with my slope and getting the shed up even(ish) with my rock 3rd drive.

If you are in Lakewood and zoned R-1-6 then you can look up zoning details here: http://www.lakewood.org/Documents/P...akewoodZoningOrdinance-Adopted02-10-2014.aspx

See section 17.5.5: Accessory Structures and Elements (page 5-27) for details on what you are looking for...

I would just recommend a quick call. Ask for the building department, ask if you are in Lakewood's jurisdiction, and ask them to look up your property to be sure you can build the shed wherever you plan to build. You would be surprised how often your house may be a flood plain or easement.

Seems you should be good to go on a 120sqft shed without a permit
