Well it looks like that I need to replace my heater core. I am not looking forward to doing it.
So my question is, what should I also replace?
Heater core and hoses for sure.
What about Evaporator/Condenser?

x3! on the evap!

There is a lot of work involved to remove the air box especially if you have not done this before; you should really consider replacing the evaporator coil, check the condition of the blend door and foam gaskets.

Buy or borrow a cordless impact, it will save so much time.

NBS XJ's are known to have leaky evaps. You have to evacuate the freon anyway, it honestly would be crazy not to do at the same time.
