I need some advice... we're replacing all the flooring in, what will soon be, our rental house. It's a 3 bed, 2 bath in a lower middle class neighborhood. Rent will hopefully go for $1,200+/month.

Do we put in nice, durable carpet and pad? Tile or vinyl in the baths & kitchen? We at least want tile in the entry, right?

for the kitchedn and baths, put in vinyl, its moe durable and if the make a mess it wont leave a stain.

Good luck with renting.

Just remember, when most people rent they dont treat it like their own, that goes double for car "drove it like u stoll it", dont mean to say all renters are bad, but accidents do happen.

Yup go with stuff thats easy and cheap to replace. Tile will get, chipped, cracked or otherwise f'ed up.

Seriously man. My wife/sugar mama and I rented our house in Atlanta to three college educated ladies for a year. The brand new paint and all the carpet was ruined when the lease was up.

make sure in your lease agreement you have your butt covered, so that they have to pay for more than regular wear and tear damages done to the house, that the deposit won't cover.

Luckily my wife/sugar mama is a genius and we didn't have to come out of pocket at all.

Go cheap on everything cosmetic in a rental, its more likely to see wear...

Go really cheap and lay padding down then use canvas for carpet....don't laugh, I've seen some really nice painted canvas used for area rugs and that includes the kitchen. For the wet high traffic areas linoluem for sure. The way I have seen it done and helped with a couple of times is we make a template out of kraft paper then cut it 1" longer so we can tuck it inder cabinets and such. You just tape the craft paper together as you go around the outside, dont worry about the middle, then lay it down on the roll and cut. I'd let it float too... easier to change later on and you can then reuse it for a template unless you keep the kraft paper one stored away.
