View Full Version : Woo, house reno's. Finally!

Well the house is finally getting a good renovation. We'ved lived here for about 6 years now, we rent and the landlord said the house was getting painted and reno's were going to be done about 2 years ago and finally they've been started!

List of renovations being done:
Upstairs bathroom: everything's being redone,floor,walls,toilet,sink,counter,cabinet, everything was torn out, and is being replaced with new pieces.

Kitchen: Floor is being replace with new lino. looks almost like slate, kind of a dark colord tile appearance to it, looks nice, thats getting put in tomorow, along with a new sub-floor to make everything solid again.

Carpet:Hallways,and stairs are getting replaced with a cool neutral color.

Outside Deck: All new treated wood is going in, along with a new deck roof.

Paint: Outside of the house is still being sorted out,(Needs to get quoted and things like that), Inside: Upstairs hallways, are getting done, Only one bedroom needs to be done, and kitchen. Not sure on kitchen color yet, but the hallway will be another neutral color, sort of a very light brownish color.

Im actually kind of excited seeing as we've being living in a house that looks it could do an appearance on "that 70's show". It really isnt that bad looking, all the appliances are new, just the general house part needs to be done.

Sorry for the long post, just needed to vent my excited-ness, even though the reno's actually started last week :D

Haha Yeah,

I figure about 6 months down the road, I'll few extra dollars to pay each month. But hell, For the size of house, and yard, I wouldnt complain if he upped it.

Actually the only reason the reno's are getting done, is because we've been hounding him for the last two years. If he was planning on selling it, he would've told us, I've known him for a while, he's a good guy.

Legally, after you have lived there for a year, he can increase your rent 2% + inflation per year. This works out on average since 2000, to about 2% + 2.31% or 4.31% per year. If you paid $1000 per month in 2000, he can legally apply to have arbitation approve a rental increase of $288.09 six years after the fact. If you have already been paying inflationary or 'cost of living' increases in your rent for the last 6 years then great. If you have not, and have paid the same rent for the last 6 years, watch out. He can't just apply this, but he can apply to have it approved by the board...

Just a thought...

Well when we moved in we were paying a 1000, a couple years later he upped it to 1050, then after installing a new water heater, and a couple small upgrades it was up to 1100, which is still cheap considering its a 4 bedroom,2 bath,2 level house with full deck and huge backyard.
So I really cant complain if he ups it, the same size house usually rents at about 15-1600.

Sounds good. I think he applied illegal increases though. They each should have been around 45 buck or so. $50 is higher than the law allows for...
