Well it was a buildup just not of the jeep variety. I was the general contractor (surprised it hasn't fallen over yet) It took me about 7 months and we have been in for 3 months. Have to wait a couple of years to sell it and do it all over again :) Then someday I can afford one. :)

No not planning on becoming a contractor anytime soon. I want to build and sell every couple of years to avoid taxes. My parents build a bunch of homes untill they owned one, just trying to do the same thing. The real estate market gave us some equity so I just decided to invest it this way. I don't like the stock market or commodities market anyway to much speculation and BS. All they do is raise inflation IMHO.
I did use alot of subs but did a bunch myself also. From the begining I put a value on my time and stuck too it. How many times have we tackled a job that we can do but somebody else may have done it better, faster and maybe even cheaper. 7 Months build time is pretty quick for an owner builder. So we had things running reasonably smoothly. I am more of a sprinter then an endurance man, just ask my wife. :) :)

Good strategy, Gary. My Dad and grandparents did very well with real estate. I've finally given up thoughts of getting more involved with real estate, my 6 day a week work schedule just doesn't leave time for it........if I also want to have a hobby and some fun.
