First I'd diagnose the tranny problem, since it could be something simple, and if not, I'd give it a miss unless there are specific parts you want and know are good, because there are other beaters out there for similar prices.

Bring $200 cash with ya to the owner's house. Find a local guy parting out an XJ & drop a used AW4 tranny in it. Hack the fenders, cage it & wheel the snot out of it for another 50,000 miles. Send the PO photos of it once built.
