those are called pinion seals

kinda a PITA to remove. have to remove the yokes which are held on with nuts @ 250ftlb

the seals are about $5 ea

Put it in neutral, release the parking brake to take the stress off of the drive train (put a couple of blocks an inch or so away from a tire, just in case) and see how much side motion there is in the pinion bearings (push the yoke up, down and/or side to side). There really shouldn't be any play. Some play while turning it, never seemed to hurt much on mine. If the pinion bearings are worn, the seals don't last long. Worn U-joints can also, accelerate seal wear.
I´m fairly religious about keeping my seals clean, a little seepage and a little sand (or mud) stuck in the oil or grease, will wear them out fast.
Clean them up and watch and see if it's an actual leak or just a seep.
